Regular site inspections, with written reports for directors
Supervising contractors and on-site staff
Planned maintenance and major works
Negotiating and managing specialist maintenance contracts
Dealing with resident and leaseholder enquiries
Arranging and renewing buildings insurance, and administering claims
Financial planning and budgeting
Recovery of service charge arrears
Leaseholder records and solicitors’ sales enquiries

COMPLIANCE AND BUILDING SAFETY

The regulatory landscape for residential buildings continues to change. We help directors understand their obligations, plan for them and evidence that they are being met.

Fire risk assessments

Arranged with competent assessors, with actions tracked to completion.

Asbestos management

Surveys and management plans for common parts where required.

Health and safety

Communal area risk assessments and statutory servicing, such as electrical, lift and fire equipment checks.

Section 20 consultation

Statutory leaseholder consultation for qualifying works and long-term agreements.

Inspections and reports

Regular site inspections, with written reports for directors.

Insurance

Buildings insurance arranged and claims administered under the RICS Designated Professional Body scheme. We do not advise on specific policies.

Louise increased her team recently with the most efficient people we’ve come across, I need to give particular praise to Lamees who is now our property manager. Nothing is ever too much trouble and her communication is spot on.
